Designated Broker Membership

Congratulations on becoming the Designated Broker of your brokerage!

When you're a Designated Broker member of the national, state, and local REALTOR® associations, you also become a Designated REALTOR®. If you were a REALTOR® member previously, please let us know of your title change and your new office information by submitting a Designated REALTOR® Membership Application so we may update our records. We'll also need your broker license number.

Regardless of whether you're a new broker or transferring to WeSERV, we'd love to meet with you and share the benefits of membership. You can come in Monday-Friday, between 8:00 AM-5:00 PM to meet with one of our Membership Service Team Members. If you'd like to set an appointment, call us at 480-477-5882, choose option 2. If you already have one and know your NRDS/M1 ID and MLS ID, it's helpful if you include them on your application.

Dues amounts may vary for new and returning REALTORS® based on the time of year you join and proration terms for National Association of REALTORS®, Arizona REALTORS®, and WeSERV. For the most current dues amounts, contact our service team. Dues are nonrefundable and nontransferable. REALTOR® Association dues collection is based annually January 1-December 31. Annual dues are due every January 1.

Please note that we do not charge transfer fees if you transfer your membership to WeSERV from another local association or office fees.

If you don't already have MLS, we can sign you up. ARMLS® dues are paid annually and online. Check out the terms and related fees at armls.com/billing-pay-fees. Once you've joined WeSERV and ARMLS®, we can setup your lockbox and key at any of our locations. Learn more about the lockbox key and associated fees. If you're joining us in Douglas, AZ, you can get your lockbox key at our office in Sierra Vista.

If you relocate your office, add or close branches, or change brokerage contact information, please notify us immediately. We'll make those changes at the REALTOR® associations and ARMLS®.

As the Designated REALTOR®, there are some additional things we ask that you keep track of and follow up with your licensees about their membership.

The REALTOR®'s Dues Formula

While we don't require licensees to join the Associations, the National Association of REALTORS®, the Arizona Association of REALTORS®, and we collect dues from you, as a primary member of WeSERV for all licensees that haven't joined the three Associations. It's most commonly called the REALTOR®'S Dues Formula.

If you elect to pay their dues, they're not considered REALTORS® or members of the Association. Some brokers may decide to pay non-member dues for licensed office personal who aren't actively selling real estate and don't utilize the benefits of membership. As a reminder, you're not responsible for dues of licensees who do join the Associations. Members in good standing are eligible to participate in member benefits as determined by each benefit provider.

How do you know if you have licensees that haven't joined? As a primary Designated REALTOR® of WeSERV, if you have licensees in your office that haven't joined the Association, you'll receive notices from us via email and mail.

Monthly, we compare your licensees in ADRE to NAR members. If the lists match, terrific! All your licensees have joined. If there are any discrepancies, we'll send you a list of the licensees with a request to follow up with them regarding their intent to join the REALTOR® Associations. If the licensees haven't joined by the following month, we'll invoice you for non-member dues.

Once a year, we'll you a list of all active members listed with your company. Please confirm this list is correct by making any necessary corrections on the list and return it to us by the required date. We ask that you notify us in writing when agents (or non-members) terminate their affiliation with your company.

If you relocate your office, open or close a new branch, or change your contact information, please notify us immediately. We'll make the changes in the REALTORS® Associations and ARMLS®.

Code of Ethics

Abiding by the code isn't just a way of life; it's the REALTOR® way. In 1913, REALTORS® established a Code of Ethics that has held true for over 100 years. Taking a NAR approved Code of Ethics class every three years is a requirement of membership. The current cycle is due December 31, 2024. As a primary Designated REALTOR® of WeSERV, we ask that you help us make sure REALTORS® have completed a class timely and submitted their certificate to us so we can record it.

New members are a little different. We ask that new REALTORS® attend our New Member Orientation & NAR Code of Ethics class within 90 days of joining WeSERV. We'll assist them in getting signed up for a New Member Orientation and NAR Code of Ethics class when they join. If they prefer to take the class online, they can also take the New Member Code of Ethics on NAR's website. If they don't attend either of the classes, you'll probably hear from us, asking you to remind the member to complete the requirement.

We'll do our best to work with all of them; however, since it's a requirement of membership, if they don't take it, we may be in a position to terminate their membership until they take the class. Our goal is to help members succeed and want to help them stay active. Please know we'll look to you for assistance if needed.
